This is a 200-acre mixed-use urban development offering 600,000 square feet of retail and 200,000 square feet of office. Arista Place,the town center of the development, offers a 3 block open air mall lined with Class A Office, 4, 5, and 6 stories tall and street level boutique style retail and local restaurant flavor along an 18 foot pedestrian mall. · aLoft Hotel at Arista-Starwood Group’s boutique style hotel offering 140 loft-style guestrooms. Groundbreaking took place in April 2008 and opening scheduled for Spring of 2009.
· Movie Tavern- offers a dinner and movie concept, was approved by City Council on 10/23/07 for a 1,000 seat 8-screen theater. Construction to begin 3rd quarter of 2008 with completion of the 34,529 square foot building 3rd quarter of 2009. The project is estimated to cost $5.5 million
· Velodrome- plans for a 166-meter wooden track with seating for 500 to 1,000 spectators for training and racing of cycling enthusiasts. Timing and cost estimates have not yet been determined.
· RTD Transit Facility- Land Use Review Commission on 03/24/08 recommended approval for a pedestrian overpass across US 36 and a transit facility and transfer center on a 2.62 acre parcel. The proposed plan includes site improvements, bus turn-around, grading, landscape and pedistrian overpass bridge and building architecture. The site is located east of the parking structure, south of Transit Way and north of Arista Place. City Council approved the project on 04/22/08. Construction will begin on slip ramps in late 2008 and be completed in late 2009 to early 2010.

Infrastructure of 132 acre site currently under construction for planned 1,100,000 square feet office/retail
“Lifestyle Center”. Alberta Development Partners, LLC is the developer of the project, who is doing the redevelopment of Streets of Southglenn in Centennial and 1.7 million square foot Southlands outdoor retail center in Aurora. Land Use Review scheduled for 08/11/08 and City Council scheduled for 09/09/08. Construction on first 250,000 square feet of retail will begin spring of 2008 and opening early 2009.

Palisade Park (1,250 feet west of I-25, north side of Highway 7)
PUD approved in February 2006 for 1.5 million square feet of office/retail planned on 154.8 acres. Residential units planned include 1,000 apartments, townhouses and single attached and detached homes.

Preble Creek (Northeast corner of Highway 7 and I-25)
City Council approved the development agreement on 09/25/07 for 506 acres of mixed-use development allowing up to 1,278 residential units and eight million square feet of commercial and industrial space on 416 acres. There are no PUD plans for the remaining 89 acres. Infrastructure work is anticipated to begin in mid 2008. The Land Use Review Commission on 11/26/07 approved the development plan and preliminary plat and it will now be considered by the City Council.

Lambertson Farm (North side of 136th Avenue between Zuni & Huron)
This is 244 acres of mixed-use development including residential, office and retail. PUD approved by City Council September 2003. Infrastructure work currently underway.
· The Shops at Quail Creek is a retail center on 17.92 acres located at the northeast corner of 136th & Zuni. The center will include a 99,844 square foot King Sooper’s with fuel and an additional 37,800 square feet of inline retail, office, restaurant and bank spaces in the first phase of development. The estimated cost of the project is $21,000,000. PUD was approved by City Council 10/23/07.
FirstBank. Land Use Review Commission on 04/14/08 approved 3,887 square foot building wih a drive-thru on .70 acres. City Council final hearing scheduled 05/27/08. The building will occupy a pad site on teh south edge of the Shops at Quail Creek, at the northeast corner of Zuni Street and West 136th Avenue. The construction cost of the bank is estimated to be $1.5 million.

Community Financial Credit Union City Council at Concept Review on 04/01/08 approved plans for a 5,000-6,000 square foot 2-story building with 2 drive-up service banking windows and drive-up ATM on .91 acres. Estimated value of project is $2,250,000.
Taco Bell City Council at Concept Review on 04/15/08 approved plans for a 2,767 square foot quick-serve restaurant with a drive-thru window on .91 acres. Total cost of project is estimated to be $1 million.

120th Avenue Mixed-Use Retail (North side of 120th Avenue between Sheridan and Lowell)
This is a 51.39 acre total, mixed-use retail development being done by three developers, to include a Wal-Mart Supercenter on 34.31 acres, 6.56 acres acquired by Drake Real Estate, Northwest Driving Range on 11.23 acres and an additional 4.29 acres of pad sites adjacent to the Super Wal-Mart. Barber’s will vacate facility no later than May 31, 2008 with demolition to begin summer 2008.
· Wal-MartSuper Center. City Council on 06/26/07 approved a 196,000 square foot store on West 120th, east of Sheridan. Additional pad sites available from .73 to 1.78 acres, totaling 4.29 acres.

This is a 237.5 acre site that was approved by Concept Review on 05/15/07 for mixed-use office, commercial and age-qualified residential community on 110 acres. Interlocken East (NEC Interlocken Blvd & CO State Highway 128)
This is a 68.10 acre total land site divided by Interlocken Boulevard at the east end of Interlocken Advanced Technology Park. Hines controls 26.409 acres that will include Class A office, retail, and hotel development. Camden Property Trust owns 18.943 acres of land that will be developed for multi-family units. The remaining 3.466 acres at the SEC of Interlocken Boulevard and Edgeview Drive and 17.682 acres to the west of Interlocken Boulevard are vacant and available for sale.
Hines/Camden Project
City Council approved on 09/11/07 a 50.4 acre site, mixed-use development by Hines and Camden. Land Use Review Commission will review the project on 06/09/08 and City Council hearing date scheduled for 07/22/08.
· Hines Project: The project will include 450,000 square feet of Class A office, 148,500 square feet of office/hotel (150 room) and 6,000 square feet of retail on 26.409 acres of land. Plans for the first phase Class A 192,400 square foot office were submitted to the city on 04/15/08. The second phase Class A office will contain 240,500 square feet of space and be built at a later date.
· Camden Project: Developer closed on the 19 acre residential portion of the site in October 2007 and will develop up to 650 multi-family residential units with surface and structured parking.
· Retail: 24,000+ square feet is expected on the vacant 3.466 acre parcel of land.
· Construction has begun on infrastructure necessary (Edgeview Drive-1.603 acres) to build on the site.

Parkway Circle (NEC US 36 Boulder Turnpike & Interlocken Loop)
This is a 48.36 acre mixed-use project that will include hotels, restaurants, banks, fast-food and residential development. Parkway Circle is east of the 432 acre former Storage Technology/Sun Microsystems site that was just purchased by ConocoPhillips for $55.6 million. The Houston-based company will tear down most of the buildings and build a global training center and global technology center. The technology center will be a hub for research and development of renewable energy and carbon-fuels recovery. The number of permanent employees is not known, but the training center will attract thousands of employees annually. Construction is expected to begin in 2009 and completed in 2011 or 2012.
· Vantage Point, a 351-unit residential community on 13.4 acres; currently 160 lofts under construction and/or completed and 100 town homes under construction and/or completed with 90 yet to be built. Approximately 100 homes have been sold to date.

· The Overlook District (96th Street, Northwest Parkway and US 36-divided by Via Varra)
· Flatirons Central Retail Development Concept Review considered on 01/29/08 for 15.5 acre site of 98,667 square feet mixed-use project consisting of four retail buildings, four sit-down restaurants, a drive-through convenience food/beverage service and a bank/office building. Estimated cost of project is $20,000,000.

120th Avenue Connection
CDOT in partnership with the City and County of Broomfield plan to construct the 120th Avenue Connection across US 36 between the intersection of 120th Avenue (SH 128) and Wadsworth Parkway (SH 121) on the west and 120th Avenue (SH 128/US287) on the east. The purpose of the 120th Avenue Connection is to accommodate existing and forecasted east-west through traffic, reduce out of direction travel, and alleviate congestion.
The project improvements are scheduled to be completed in three phases.
Phase One constructs a new roadway through Arista and the bridge structure over US 36 tying into Wadsworth Boulevard on the north side of US 36.
· Funding is in place to design and construct this phase. A contract is in place between CDOT and Broomfield for preliminary design of all phases, and right of way acquisition necessary for Phase I, and work is underway. A second contract will be put in place in the first quarter of 2008 to facilitate the Design-Build of Phase I.
· CDOT expects to release the RFP for Design-Build in the Spring of 08, with construction complete in 2010.
· RTD is working concurrently to complete bus-only slip ramps adjacent to the Broomfield Event Center, along with a pedestrian bridge and anticipates bus service to be operational in 2010.
Phase Two construction continues the 120th Avenue improvements under the BNSF railroad and completing the “connection” at 120th Avenue and Teller Street.
· Partial funding is in place for ROW acquisition. Broomfield is pursuing federal funding in partnership with CDOT for completion of Phase II.
· It is anticipated that the design and construction of Phase II will take approximately three years. The anticipated schedule is begin in 2010 with completion in 2012, but as noted, this is subject to assembling the funding needed.
Phase Three completes the local road system facilitating north/south travel through Original Broomfield. A portion of Phase III is proposed to be included in Phase I work to maximize “best value” of the design-build contract. The timing for the improvements not included in Phase I has not been determined and is subject to funding.
RTD is responsible for a key project that is inter-related to the completion of the 120th Avenue Connection. The construction of transit improvements which support the use of the Event Center parking structure as a regional park n Ride must be completed prior to the closure of the existing Broomfield park n Ride. The first phase of the 120th Avenue Connection runs right through the existing park n Ride to connect to State Highway 128 (the location of recently completed intersection improvements).
RTD constructed improvements include bus-only slip ramps from US 36, allowing regional buses quick on and off access, a pedestrian bridge linking the two sides of US 36, and a bus turnaround adjacent to parking structure facilitating local bus service to Arista and connections to regional bus service.
· The RTD improvements are funded. The improvements are scheduled to be completed in January 2010 to coordinate with the 120th Avenue Connection improvements.

Assisted Living Projects
The City and County of Broomfield has had a goal in recent years to attract new assisted living/senior housing projects. To date, there have been two projects approved and currently under construction, with three others in the planning phase. See below for information.
· Highland Trail at northeast corner of 136th & Sheridan, an 86-unit assisted care/130 independent living project approved by City Council October 24, 2006. Construction has started with first building to be completed by fall 2008.

· The Stratford at FlatIrons, this is a 230,000 sq. ft. facility with 130 independent living units and 30 assisted living units and 40 memory care units located on 6.83 acres. City Council approved the plans 01/09/07. Construction began in the fall 2007 and will open by summer of 2009. Project located between Wal-Mart Supercenter and Lakeshore Athletic Club in MainStreet at FlatIron. Total cost of project is $70 million.

· Great Western Park Active Adult Community, this is a continuum of care facility on a 110-acre campus featuring approximately 1,400 units. Good Samaritan Society will provide nursing care, independent and assisted living plans. Land Use Review Commission will review project on 06/23/08 and City Council final consideration is scheduled on 08/12/08. Construction planned to begin in late 2008 with completion and opening planned for late 2009.

· Mountain Terrace, a 90-unit assisted living and memory care building and 26 senior living cottages on 18.19 acres at the southeast corner of Lowell and Midway was approved by City Council on 07/24/07. This is part of a three-phase senior complex to be built on the 20 acre site and construction will begin late fall 2008.
